Cartons and pad-wrapped lots are numbered as they are built, and tagged against the affected room. Salvageable contents are pad-wrapped, shrink-wrapped, or carton-loaded and trucked to a secured climate-controlled storage facility through our Southlake-area warehouse partner. Documented temperature stays in a 65 to 75 degree band with relative humidity below 60 percent, which matters in DFW summers when uncontrolled storage will warp wood, mildew paper, and degrade leather. The homeowner signs the chain-of-custody manifest at the truck before transport.

Pack-Back After Rebuild Is Complete

Pack-back happens only after the structure is dried to IICRC S500 standard and reconstruction is finished. To be explicit: Flood Titan does not perform reconstruction. The rebuild is handled by a general contractor partner. Once their punch-list is closed and the home is ready for occupancy, we coordinate the return. Contents come back in reverse order so daily-use items unpack first, and we walk every numbered lot against the inventory before you sign off.

When a Pack-Out Is the Right Call

We trigger a pack-out any time mitigation cannot run safely or thoroughly with contents in the affected footprint. That covers major water losses with multi-room flood cuts, smoke loss where soft goods need to clear the residue zone, IICRC S520 mold containment, and any Category 3 (sewage or storm) event where porous contents need triage. Most DFW homes are slab-on-grade with no basement, so pack-out staging happens on the main floor and garage rather than the lower-level holding area northern markets use.
