Where We Serve

Flood Titan Restoration covers the entire DFW Metroplex 24/7 from our base at 401 N. Carroll Ave., Suite 449, Southlake, TX 76092. Water damage, fire, mold, storm, and odor restoration throughout Tarrant, Denton, Dallas, and Collin counties. We aim for 60-minute on-property response in the inner ring of cities surrounding Southlake, and a 90-minute response goal for the outer ring of DFW.

How Our DFW Coverage Actually Works

"We serve all of DFW" is the kind of claim every restoration company posts. The honest version, with drive times: there is an inner ring of cities within 15-20 minutes of our Southlake shop where we are the fastest local option, and an outer ring of cities at 25-45 minutes where we are still a strong choice but you have other capable local operators. We do not pretend distance does not exist.

Inner Ring (8-22 minutes drive time)

This is where we get to first and where most of our work happens. Southlake (our base), Westlake, Trophy Club, Colleyville, Grapevine, Keller, North Richland Hills, Watauga, Bedford, Hurst, Euless, Roanoke, Coppell, Flower Mound, Justin, and the Carillon, Timarron, and Vaquero neighborhoods inside Southlake itself. Drive times range from 5 minutes (Southlake-internal calls) to about 22 minutes (south-Euless or far-Flower Mound). The 60-minute on-property response goal is realistic and achievable on every inner-ring call.

Mid Ring (22-35 minutes drive time)

Plano, Frisco, Allen, McKinney, Lewisville, Richland Hills, and the inner Dallas neighborhoods (Highland Park, University Park, Preston Hollow, Bluffview, North Dallas). We get to these calls in 25-40 minutes typical, and we are routinely the right choice for water damage emergencies in these cities because the closest local SERVPRO or national chain often has the same drive time we do — there is no "closer" option for a Southlake-based IICRC firm than us.

Outer Ring (35-60+ minutes drive time)

Prosper, Celina, Little Elm, The Colony, Addison, Carrollton, Irving (including Las Colinas), Fort Worth, Arlington, Mansfield, and DFW edge cities. We accept outer-ring emergency calls 24/7, but for sudden water damage where every hour of saturation increases the damage, we will tell you honestly if there is a closer IICRC certified firm. Sometimes the right answer for a customer is "we can be there in an hour but here is a name 15 minutes away" — that conversation is the difference between a customer for life and a one-time engagement.

What "Service Area" Means When a Loss Happens

Drive time is only one variable. The other variables that matter when you are evaluating a restoration company:

  • Truck inventory. The crew that arrives in 30 minutes with the right equipment is more valuable than the crew that arrives in 45 minutes empty-handed. Our trucks are loaded for the common DFW failure types — extraction equipment, LGR and desiccant dehumidifiers, air movers, containment film, antimicrobial chemistry, thermal imaging cameras, moisture meters, and PPE for Cat 3 work.
  • Single point of accountability. Flood Titan is owner-operated. You reach Allan or your assigned technician directly. National chains route calls through call centers and dispatch to whichever franchise is open. The trade-off is that we are smaller — we cannot dispatch six crews to a six-house cul-de-sac after a freeze event — but every job we take, we own start to finish.
  • Carrier program independence. We are not on TPA rate-cut software (Crawford, Sedgwick, Accuserve, FLEET, etc.). The scope we write reflects the loss, not a TPA-negotiated cap. For larger losses where the difference between desk-adjusted and field-adjusted scope is meaningful, this matters.
  • Documentation discipline. Every job file includes timestamped phase photos, thermal imaging stills marked to floor plan, daily atmospheric logs, and Xactimate-aligned scope sheets. The carrier's desk team funds the right scope on the first pass because the file is built for the way they evaluate.

Cities We Get a Lot of Questions About

Dallas proper. Yes, we serve Highland Park, University Park, Preston Hollow, Bluffview, and North Dallas regularly. The drive from Southlake into those neighborhoods is 25-35 minutes via 121 or 114. We have done large-loss restoration in Park Cities homes where the choice was between a 35-minute drive from us and a 50-minute drive from a "local" Dallas operator stuck in traffic. Distance is not the same as drive time.

Fort Worth. We serve western Fort Worth (Alliance corridor, west side) regularly because it is 20-30 minutes via 114 or 377. Eastern and southern Fort Worth (TCU area, south side) is a 45+ minute drive and we generally recommend a Fort Worth-based IICRC firm for those addresses.

The Mid-Cities (Hurst, Euless, Bedford, North Richland Hills). Inner ring. Always say yes, always respond fast. The Mid-Cities are 12-22 minutes from Southlake via 121 or 26.

Collin County (Plano, Frisco, Allen, McKinney). Mid ring. We serve these regularly. The drive is 25-35 minutes via 121 and the Sam Rayburn Tollway.

Denton (city of Denton). Outer ring at 35-45 minutes. We will respond to emergency calls but there are Denton-based IICRC firms closer for routine work.

Arlington and Mansfield. Outer ring at 35-50 minutes. We respond, but our strength is in north Tarrant and the DFW Metroplex north of 183.
