Irving is a close run for us, a realistic 25-35 minutes from our Southlake shop depending on which side of the city and the hour. For west and central Irving (75038, 75039, 75063) we take Hwy 114 east and southeast straight into the Las Colinas and DFW Airport corridor, roughly 20-30 minutes. For the older south Irving stock (75060, 75061) we run State Hwy 183, roughly 30-35 minutes. We tell every Irving caller the honest drive time up front. Because Irving sits in our mid response ring, we hold a 60-minute on-property response goal there, the same goal we run in the cities right around Southlake. The truck rolls fully loaded for an Irving-typical loss before we leave the lot, and if a fast-moving loss means a closer IICRC firm can genuinely beat us there, we will say so.
What "Irving-typical" looks like is dictated more by build era than anything else, and Irving spans a wide range. Las Colinas (75038, 75039) is a 1970s through 1990s master-planned district: high-rise and mid-rise condos, custom lakefront and canal estates along the Mandalay Canals, and townhome clusters. That stacked multifamily density means a single unit failure can migrate between floors fast. Valley Ranch (75063) is a 1980s planned community of townhomes and single-family two-stories with attic mechanicals. Hackberry Creek (75038) is a gated 1980s-1990s golf community. Old South Irving (75060, 75061) is the original 1950s-1970s stock: single-story, pier-and-beam and early slab, with aging galvanized supply and cast-iron drains at or past the end of their service life. Different eras, different failure patterns. We adjust extraction strategy, drying chamber design, and moisture sampling for what is actually waiting on the floor.
The Loss Patterns We See Most Often in Irving
The expansive clay under Dallas County swings hard between wet and dry seasons, and Irving's stacked condo density and older south-side housing stock mean we see failure patterns here that we rarely see in the newer single-family suburbs. The patterns we are dispatched on most often, in rough order of call volume:
Stacked-unit and high-rise condo losses in Las Colinas. The mid-rise and high-rise condos and stacked townhomes across Las Colinas (75038, 75039) are the defining Irving loss. When a supply line, water heater, or appliance lets go in an upper unit, water migrates down through floor assemblies into the units below before the owner upstairs even knows there is a problem. These losses need fast containment to stop the vertical migration, careful documentation of which units are affected, and coordination across multiple owners and an HOA. We build the drying chamber to isolate wet assemblies between floors and moisture-map every affected unit, not just the one where the leak started.
Aging galvanized-supply and cast-iron-drain failures in Old South Irving. The 1950s-1970s stock in south Irving (75060, 75061) carries original galvanized supply lines rusting shut from the inside and cast-iron sanitary drains now at or past end of service life. A galvanized line can pinhole behind drywall, and a corroded-through drain produces a slow, contaminated loss that migrates through pier-and-beam subfloor or early slab long before anyone notices. When one of these lets go, water tracks along framing and drops one room over from the actual break, which is exactly why we moisture-map the whole run instead of just cutting where the stain is.
Slab leaks on Dallas County expansive clay. The expansive clay under Irving moves dramatically with moisture content, which stresses sub-slab cold-water lines at every transition point. On the older south-Irving slabs we see sweat-joint pinholes on copper stubbed through mid-century pours and manifold drops that have shifted with decades of soil movement; on the newer Valley Ranch and Las Colinas builds we see PEX-to-copper transition failures. We use FLIR thermal imaging plus moisture meters to trace the leak path before any concrete gets cut, so the plumber's repair window stays small and the drying scope stays right-sized.
Attic water heater and air-handler pan overflows in Valley Ranch. The Valley Ranch (75063) two-story floor plans commonly place the water heater and air handler in the attic over conditioned space, and when the tank lets go or the pan overflows, hundreds of gallons can cycle through ceiling cavities before the first stain shows. We carry attic-rated extraction lances and high-volume dehumidifiers for these, and rapid slab extraction for the single-story losses in south Irving where the tank sits in a garage or interior closet and spreads fast across slab-level living space instead.
Winter freeze ruptures. February 2021 left a long memory in Irving, and the freeze events in January 2024 and the 2025 cold snap kept the lesson fresh. Older homes with uninsulated attic runs and exterior-wall plumbing are the most common rupture sites, and the north-facing walls of the 1950s-1970s south-Irving stock are especially exposed. We still see freeze-related ruptures across the city every hard winter.
HVAC pan overflows and storm intrusion. Two-story Irving homes almost always have an attic-mounted air handler over conditioned space, so drain-pan rust-throughs, clogged primary lines, and overflow-switch failures put clean water through the same ceiling assemblies the water heaters threaten. And Irving sits squarely in the North Texas hail corridor, so spring supercells push wind-driven rain through compromised flashing and window seals. Storm intrusion needs a different drying protocol and a wind/hail claim path, and we document it that way from the first photo.
How We Document an Irving Job for Your Insurance Adjuster
We work IICRC S500 standard on every job, and we structure the documentation specifically for the way North Texas carriers underwrite. That means: timestamped moisture maps on every affected room, thermal imaging stills marked to the floor plan, photo logs at extraction-in / extraction-out / equipment-set / dry-out, daily atmospheric readings (temperature, relative humidity, grains-per-pound), and a Xactimate-aligned scope sheet your adjuster's desk team will recognize. Irving-area customers have repeatedly called out in their Google reviews that the insurance handling is what made the difference. We are not guessing about what your carrier wants to see.
"The team at Flood Titan saved my house. We were not in town when our house flooded but the team was ready and available last minute! They're on speed dial now!!! Thank you Flood Titan for your expedited and professional service!!!"
Las Colinas (75038). Central Irving off Hwy 114 and MacArthur. Roughly 20-30 minutes from our Southlake bay via Hwy 114. High-rise and mid-rise condos, townhome clusters, and custom homes; stacked-unit losses need fast containment before water migrates between floors.
Valley Ranch (75063). North Irving off Hwy 114 and MacArthur near the DFW corridor. 20-30 minutes via Hwy 114. 1980s planned community, townhomes and single-family two-stories with attic-mounted water heaters and air handlers; expect 2-3 air movers per room plus a dehumidifier on the bigger floor plans.
Hackberry Creek (75038). West Irving, a gated 1980s-1990s golf community off Hwy 114. 22-30 minutes via Hwy 114. Larger custom two-story homes with aging supply on the original lots.
Las Colinas Canals / Mandalay (75039). East-central Irving along the Mandalay Canals off Las Colinas Boulevard. 25-32 minutes via Hwy 114. Custom lakefront and canal estates plus mid-rise condos; waterfront-adjacent losses and stacked units both in play.
Old South Irving (75060). South Irving around Irving Boulevard and State Hwy 183. 30-35 minutes via Hwy 183. The oldest core in the city, original 1950s-1970s single-story stock, pier-and-beam and early slab, galvanized supply and cast-iron drains, the highest concentration of aging-material failures.
Song at Las Colinas (75039). Urban-core Las Colinas around the Toyota Music Factory and Water Street district off Hwy 114. 25-32 minutes via Hwy 114. High-density mid-rise and townhome living; stacked-unit losses migrate between floors fast.
Why Irving Calls Us Specifically
Irving has plenty of options inside its own city limits, plus every SERVPRO franchise and chain restoration shop across the Mid-Cities and Dallas, and some of them sit closer to your door than our Southlake bay does. So the reason an Irving homeowner calls us anyway is usually one of three things, none of which is drive time: we are not call-center routed (you reach Allan or a technician on the first ring, not a national dispatcher routing you to whichever van is closest), we are not rate-cut to a carrier program (so the scope on your job matches the actual loss, not a TPA-negotiated cap), and the IICRC S500 documentation is engineered for your adjuster's desk team from the first photo. For a stacked Las Colinas condo loss, an Old South Irving cast-iron drain, or a slab leak on the clay, that documentation discipline is what gets the right scope funded on the first pass. If a fast-moving Category 3 loss means minutes matter more than any of that, we will tell you to call the closest certified firm first, and we mean it.
Mold Risk on Irving Properties After a Water Loss
The mold window in North Texas is 24-48 hours from the time water intrudes, and Irving's stacked condo assemblies and older south-side stock raise the stakes. A slow galvanized-supply pinhole or a hairline cast-iron drain failure can wet a wall cavity or subfloor for days before anyone notices, which is exactly the condition mold needs. In a Las Colinas mid-rise, water migrating between floors can leave hidden inter-floor cavities damp long after the visible surface dries. In a Valley Ranch two-story with an attic water heater failure, the hidden wall cavities and the attic platform itself can stay above 16% moisture content for weeks if drying is not engineered correctly. The Dallas County summer humidity load also slows passive drying, especially in homes where the HVAC stays off after the loss. Our drying chamber design uses negative-pressure containment, high-grain refrigerant or LGR dehumidifiers depending on temperature, and daily moisture-content readings on framing and decking. We do not call a job dry until the wood substrate hits the documented goal moisture content.

★★★★★Attic Water Heater
"We just moved to Colleyville and our water heater in the attic decided to break and flood our entire downstairs. Great timing! Flood Titan Restoration sent their team out immediately and honestly made a stressful situation so much easier. Everyone was so friendly and made us feel like we were in good hands the whole time. They were super careful with all our stuff (we were still unpacking!) and got us back in our house way faster than we expected. Highly recommend these guys!"

"We had an AC leak while we were out of town, as we came back we found a nice stream of water from our ceiling down to our game room. Flood Titan Restoration did a phenomenal job, did not feel intrusive at all (as I experienced once before with another company). Great communication and quality. Would use them again (hopefully never though)."

★★★★★Winter Storm
"We had a massive water leak at our home during the snowstorm a few months ago that was bad enough to force our whole family to temporarily move out. It was an incredibly stressful and emotional time, especially with young kids who didn't fully understand why we had to leave our house. What I didn't expect was for Allan, the owner, to show up personally and bring toys for my children to help brighten their mood during such a difficult situation. The team was responsive, thorough, and clearly knew what they were doing. They didn't just restore our home — they took care of our family."
How long does it take to drive from your Southlake shop to Irving, and how fast will you respond? +
Honest answer: 25-35 minutes depending on which side of Irving and the time of day. For west and central Irving (75038, 75039, 75063) we take Hwy 114 east and southeast into the Las Colinas and DFW Airport corridor, roughly 20-30 minutes. For older south Irving (75060, 75061) we run State Hwy 183, roughly 30-35 minutes. Because Irving is a close run in our mid response ring, we hold a 60-minute on-property response goal, the same goal we run right around Southlake. The truck is loaded and rolling within minutes of your call, and if a fast-moving loss means a closer certified firm can genuinely beat us there, we will tell you.
My water heater is in the attic and it leaked. How bad is it? +
In the Valley Ranch two-story floor plans where attic water heaters are common, an active leak can cycle hundreds of gallons through ceiling cavities before you see the first stain. The structural damage potential is significant, and mold can start in the wall and ceiling assemblies within 24-48 hours. In the older single-story south-Irving homes the tank is usually in a garage or closet, where a failure spreads across slab-level living space fast instead. Either way, shut off the water at the meter or at the tank's cold inlet, then call us. We carry attic-rated extraction equipment, high-volume dehumidifiers, and rapid slab extraction for both.
I live in a Las Colinas condo and water is coming through my ceiling from the unit above. Can you help? +
Yes, this is one of the most common Irving losses we handle. In the mid-rise and high-rise condos and stacked townhomes across Las Colinas, a failure in an upper unit migrates down through floor assemblies into the units below. We move fast to stop the vertical migration, contain and isolate the wet assemblies between floors, moisture-map every affected unit, and document which units are involved so the claim and any HOA coordination stay clean. Shut off the water at your unit's valve if you can reach it, then call us.
I have a slab leak. Do you handle that, or just the water damage? +
We handle the water damage side: leak detection with thermal imaging and moisture meters to pinpoint the leak path before any concrete is cut, then drying and structural restoration after the plumber's repair. If you do not already have a plumber, we work alongside several Irving-area trusted plumbers and can coordinate the repair sequence.
Does my Irving homeowners policy cover this? +
Texas HO-3 policies typically cover sudden and accidental water damage: burst pipe, water heater rupture, supply line failure, appliance overflow. They typically do not cover gradual or seepage losses, or exterior flood (which requires a separate NFIP or private flood policy). We document the cause-of-loss carefully so your adjuster has what they need to fund the right scope.
My Old South Irving home has original galvanized and cast-iron plumbing. Do you handle those failures? +
Yes, and they are common in the 1950s-1970s stock across south Irving (75060, 75061). Galvanized supply lines rust shut and pinhole from the inside, and cast-iron sanitary drains corrode through, often inside a wall or under pier-and-beam subfloor with no warning. We handle the water damage side: locating the wet path with thermal imaging and moisture meters, drying the structure, and documenting the cause of loss for your carrier. The pipe repair or repipe itself is a plumber's job, and we can coordinate the sequence with a trusted Irving-area plumber if you do not already have one. Because these leaks often run slow and hidden, we moisture-map the full run rather than just the visible stain, so nothing stays wet behind the drywall.
Are you IICRC certified? +
Yes. Flood Titan Restoration is an IICRC Certified Firm, registration #70249559. Every job in Irving follows the IICRC S500 Standard for Professional Water Damage Restoration, including documented moisture mapping, atmospheric monitoring, and goal-moisture-content verification before we call a job dry.
Is water damage repair the same as water damage restoration? +
Yes. In the restoration industry the two terms describe the same scope of work: emergency water extraction, structural drying, dehumidification, antimicrobial treatment, and reconstruction where damage warrants it. Some homeowners search for water damage repair, others for water damage restoration. Flood Titan handles both under one IICRC S500 compliant process for Irving homes.
