Timarron is the largest master-planned community in Southlake. Development began in 1989 and the community grew to roughly 1,400 single-family homes across multiple section sub-developments including Brenwyck, Bent Creek, Bent Creek Estates, Cambridge Park, Crescent Cove, and several others. Most Timarron homes were built between 1992 and 2005 by David Weekley, Drees Custom Homes, Coventry, Highland Homes, and a rotating set of regional builders. The community wraps the Timarron Country Club golf course, with the country club itself anchoring the central spine of the neighborhood.

That construction era is the central fact for water damage in Timarron today. A home built in 1995 is now 30 years old. Original copper supply lines, brass shutoff valves, rubber-flex appliance hoses, and toilet supply braids are all reaching or past their service life. Our IICRC certified crew responds to a steady stream of supply line failures across all Timarron sections, and the failure rate is increasing year over year as the housing stock ages.

The Timarron Aging-Pipe Failure Pattern

Three failure modes dominate calls we take from Timarron addresses: brass shutoff valve failures (under-sink and toilet stops that crack at the angle), rubber-flex appliance hose ruptures (washing machine and dishwasher supply lines that swell and burst between 15 and 25 years of age), and copper pinhole leaks (slow corrosion failures in supply lines, especially in slab and behind-wall runs). Each one has a distinct signature, and the response strategy is different for each.

Brass valve failures are usually catastrophic and obvious. The valve cracks under pressure and water sprays continuously until the main is shut off. The February 2021 winter storm hit Timarron hard. Two-story exterior wall plumbing froze across the community, and burst pipes were widespread when the thaw came. We responded to dozens of Timarron addresses in the weeks that followed. What we are still seeing four years later is the secondary damage from jobs that were patched but not properly dried at the time. A homeowner may have had a wall opened and the pipe replaced, but if the cavity was never dried to standard with commercial dehumidification and confirmed with moisture readings, residual moisture often supported mold growth that was discovered later during a remodel or sale inspection.

Attic Water Heaters and Two-Story Damage

Like most Southlake construction from the 1990s and 2000s, Timarron two-story floor plans typically place the water heater in the attic above the master closet or laundry. A 50- or 75-gallon tank that fails in the attic releases water through the upstairs ceiling and the master bath floor before anyone hears it. We have responded to Timarron jobs where a single attic tank rupture damaged the master suite, the kitchen below, and the formal dining room from a single point of failure. With most Timarron homes now 20 to 30 years old, original water heaters are well past their typical 10 to 15 year service life. If you have not replaced your tank and you cannot remember the last time it was inspected, you are in the high-risk window.

We extract standing water with truck-mounted and portable equipment, identify and stop the source, remove unsalvageable materials under containment, and dry the structure to S500 standard with commercial air movers and low-grain refrigerant dehumidifiers. We log psychrometric readings every 24 hours and document everything through CleanClaims, including thermal imaging maps, moisture meter readings, and equipment placement diagrams.

We do not perform reconstruction. Once the structure is dry to standard we hand off to your preferred general contractor for the rebuild phase.
