The Vaquero Construction and Fixture Profile

Most Vaquero homes are post-tension slab construction, but the community has more variation than typical Southlake neighborhoods. Some estates include partial wine cellars, mechanical basements, or pier-and-beam terraces that are uncommon in slab-on-grade Texas construction. Multi-level estates with elevators, multiple HVAC zones, and custom mechanical penthouses create more complex moisture migration paths when a leak occurs upstairs.

Plumbing fixtures throughout the community include high-end and import lines: Brizo, Kohler Artifacts, Hansgrohe Axor, Dornbracht, THG Paris, custom-cast bronze fittings, multi-head shower towers, steam rooms, designer pot fillers, premium freestanding tubs with concealed thermostatic valves, and outdoor fountain or spa equipment that is vulnerable in winter freezes. Wine Cellars Are a Special Case

Several Vaquero estates include dedicated wine cellars, often built into a partial basement or temperature-controlled wing. When water damage affects a wine cellar or its adjacent assembly, ordinary aggressive dehumidification is the wrong response. Pulling the relative humidity below 50 percent for an extended period can damage wine corks and accelerate evaporation through the cork seal. Our protocol for wine cellar mitigation is targeted desiccant drying with controlled RH setpoints, isolation of the cellar atmosphere from the rest of the home during mitigation, and continuous monitoring to maintain wine-safe conditions while the surrounding structure dries.

If the cellar itself is the loss area, we work with you and your sommelier or cellar manager to relocate inventory before any equipment is brought in. Pack-out and controlled-environment storage during mitigation is part of our standard offering for high-value contents.

Discretion and Gate Protocol

When you call, we coordinate gate clearance with Vaquero security as part of the dispatch process so our crew is on the approved list before we arrive. We can operate with unmarked vehicles when discretion is requested. We do not photograph any part of your home or property for marketing or social use without explicit written permission. Crew members assigned to Vaquero jobs are owner-vetted, and we do not subcontract Vaquero work to outside crews. Our role is to mitigate the loss, document it for your carrier, and disappear cleanly.

What We Do When You Call

Mitigation only. We extract standing water, identify and stop the source, remove unsalvageable materials under containment, and dry the structure to IICRC S500 standard with commercial air movers, low-grain refrigerant dehumidifiers, and desiccant systems where the protocol calls for them. We log psychrometric readings every 24 hours and document everything through CleanClaims, including thermal imaging maps, moisture meter readings, and equipment placement diagrams.

We do not perform reconstruction. Once the structure is dry to standard we hand off to your preferred general contractor, designer, or owner's representative for the rebuild phase. Most Vaquero owners have a builder or interior designer they prefer for that scope. If the loss involves a rare or import-only fixture, we coordinate with your plumber on procurement timing so the rebuild scope and the replacement fixture timeline line up.
