Plano is one of our longer runs, a realistic 35-55 minutes from our Southlake shop depending on the hour, east on Hwy 114 to the Sam Rayburn Tollway (121), then the Dallas North Tollway for west Plano or the President George Bush Turnpike for central and east Plano. We will not pretend that is a 25-minute trip at 5pm, and we tell every Plano caller the honest drive time up front. Because Plano sits in our outer response ring, we hold a 90-minute on-property response goal there rather than the 60-minute goal we run in the cities right around Southlake. The truck still rolls fully loaded for a Plano-typical loss before we leave the lot, and if a fast-moving loss means a closer IICRC firm can genuinely beat us there, we will say so.
What "Plano-typical" looks like is dictated more by build era than anything else, and Plano is an older city than its Collin County neighbors to the north. East and central Plano (75074, 75075, 75023) is largely 1970s through early-1990s stock: single- and two-story homes on Blackland clay slabs, first-generation copper and galvanized supply, cast-iron drain lines that are now fifty years old, and a meaningful pocket of polybutylene (Quest) supply piping installed roughly 1978-1995 that fails at the fittings with almost no warning. West Plano (75093, 75024, 75025) is the 1990s-2010s upscale wave around Willow Bend, Gleneagles, and Deerfield, with larger two-story floor plans, post-tension slabs, and attic-mounted water heaters and air handlers stacked over conditioned space. The newer Legacy West and Shops at Legacy corridor adds high-density luxury multifamily and custom homes on top of that. Different eras, different failure patterns. We adjust extraction strategy, drying chamber design, and moisture sampling for what is actually waiting on the floor.
The Loss Patterns We See Most Often in Plano
The Blackland Prairie clay under Plano swings hard between wet and dry seasons, and Plano's older housing stock means we see aging-material failures here that we rarely see in the newer cities to the north. The patterns we are dispatched on most often, in rough order of call volume:
Aging supply-line and polybutylene failures. East and central Plano is full of homes plumbed in the 1970s and 1980s, and a real slice of that stock carries polybutylene (Quest) supply piping installed roughly 1978-1995. Polybutylene degrades from the inside and fails at the crimped fittings with almost no warning, often inside a wall or above a ceiling. We also see first-generation copper pinholes and galvanized lines rusting shut on the original stock. When one of these lets go behind drywall, water tracks along the top plate and drops through the ceiling one room over from the actual break, which is exactly why we moisture-map the whole run instead of just cutting where the stain is.
Slab leaks on Plano's Blackland clay. The black expansive clay under Plano moves dramatically with moisture content, which stresses sub-slab cold-water lines at every transition point. On the older east-Plano slabs we see sweat-joint pinholes on copper stubbed through 1970s-1980s pours and manifold drops that have shifted with fifty years of soil movement; on the newer west-Plano post-tension slabs we see PEX-to-copper transition failures. We use FLIR thermal imaging plus moisture meters to trace the leak path before any concrete gets cut, so the plumber's repair window stays small and the drying scope stays right-sized.
Water heater failures. The location tells us the era. In the larger two-story west Plano floor plans (Willow Bend, Gleneagles, Deerfield), the water heater often lives in the attic over the second-floor hallway or a closet, and when the tank lets go, hundreds of gallons can cycle through ceiling cavities before the first stain shows. In the older east-Plano single-story stock the tank is usually in a garage or interior closet, where a failure spreads fast across slab-on-grade living space instead. We carry attic-rated extraction lances and high-volume dehumidifiers for the first case and rapid slab extraction for the second.
Cast-iron drain line failures. Original Plano homes were built with cast-iron sanitary drains that are now at or past the end of their service life. A collapsed or corroded-through drain line under an older slab produces a slow, contaminated (Category 2 or 3) loss that migrates through subfloor and baseplate long before the homeowner smells it. This is a different animal from a clean supply-line break, and it gets containment, antimicrobial treatment, and Category-appropriate material removal, documented accordingly for the carrier.
Winter freeze ruptures. February 2021 left a long memory in Plano, and the freeze events in January 2024 and the 2025 cold snap kept the lesson fresh. Older homes with uninsulated attic runs and exterior-wall plumbing are the most common rupture sites, and the north-facing walls of the 1970s-1980s east-Plano stock are especially exposed. We still see freeze-related ruptures across the city every hard winter.
HVAC pan overflows and storm intrusion. Two-story west Plano homes almost always have an attic-mounted air handler over conditioned space, so drain-pan rust-throughs, clogged primary lines, and overflow-switch failures put clean water through the same ceiling assemblies the water heaters threaten. And Plano sits squarely in the North Texas hail corridor, so spring supercells push wind-driven rain through compromised flashing and window seals. Storm intrusion needs a different drying protocol and a wind/hail claim path, and we document it that way from the first photo.
How We Document a Plano Job for Your Insurance Adjuster
We work IICRC S500 standard on every job, and we structure the documentation specifically for the way North Texas carriers underwrite. That means: timestamped moisture maps on every affected room, thermal imaging stills marked to the floor plan, photo logs at extraction-in / extraction-out / equipment-set / dry-out, daily atmospheric readings (temperature, relative humidity, grains-per-pound), and a Xactimate-aligned scope sheet your adjuster's desk team will recognize. Plano-area customers have repeatedly called out in their Google reviews that the insurance handling is what made the difference. We are not guessing about what your carrier wants to see.
"The team at Flood Titan saved my house. We were not in town when our house flooded but the team was ready and available last minute! They're on speed dial now!!! Thank you Flood Titan for your expedited and professional service!!!"
Willow Bend (75093). Far southwest Plano off Preston Road and the DNT. Roughly 35-45 minutes from our Southlake bay via 121 and the Dallas North Tollway. Larger two-story homes, post-tension slabs, attic mechanicals; expect 2-3 air movers per room plus a dehumidifier on the bigger floor plans.
Legacy West / Shops at Legacy (75024). Northwest Plano off the DNT and Legacy Drive. 35-45 minutes via the DNT. Newer high-density luxury multifamily and custom homes mixed with the corporate campus corridor; stacked-unit losses need fast containment before water migrates between floors.
Gleneagles / Deerfield (75025, 75093). West Plano, 1980s-1990s upscale and golf-course-adjacent. 38-48 minutes via the DNT. Mature build with aging copper supply on the original lots.
Hunters Glen (75023). Central Plano off Independence and Park. 40-50 minutes via the President George Bush Turnpike. Established 1970s-1980s stock, single- and two-story, first-generation supply lines.
Downtown Plano / Historic District (75074). East Plano around 15th Street and the DART line. 45-55 minutes via the PGBT. The oldest core in the city, original slab-on-grade homes, cast-iron drains, and the highest concentration of aging-material failures.
Los Rios / East Plano (75074, 75094). East and southeast Plano toward the Murphy and Wylie lines. 45-55 minutes via the PGBT. A mix of 1980s-2000s builder stock, more single-story than west Plano.
Why Plano Calls Us Specifically
Plano has plenty of options inside its own city limits, plus every SERVPRO franchise and chain restoration shop in the northern suburbs, and we are honest that some of them sit closer to your door than our Southlake bay does. So the reason a Plano homeowner calls us anyway is usually one of three things, none of which is drive time: we are not call-center routed (you reach Allan or a technician on the first ring, not a national dispatcher routing you to whichever van is closest), we are not rate-cut to a carrier program (so the scope on your job matches the actual loss, not a TPA-negotiated cap), and the IICRC S500 documentation is engineered for your adjuster's desk team from the first photo. For an older Plano home with polybutylene, a cast-iron drain, or a slab leak, that documentation discipline is what gets the right scope funded on the first pass. If a fast-moving Category 3 loss means minutes matter more than any of that, we will tell you to call the closest certified firm first, and we mean it.
Mold Risk on Plano Properties After a Water Loss
The mold window in North Texas is 24-48 hours from the time water intrudes, and Plano's older housing stock raises the stakes. A slow polybutylene fitting leak or a hairline cast-iron drain failure can wet a wall cavity or subfloor for days before anyone notices, which is exactly the condition mold needs. In a west-Plano two-story with an attic water heater failure, the hidden wall cavities and the attic platform itself can stay above 16% moisture content for weeks if drying is not engineered correctly. The Collin County summer humidity load also slows passive drying, especially in homes where the HVAC stays off after the loss. Our drying chamber design uses negative-pressure containment, high-grain refrigerant or LGR dehumidifiers depending on temperature, and daily moisture-content readings on framing and decking. We do not call a job dry until the wood substrate hits the documented goal moisture content.

★★★★★Attic Water Heater
"We just moved to Colleyville and our water heater in the attic decided to break and flood our entire downstairs. Great timing! Flood Titan Restoration sent their team out immediately and honestly made a stressful situation so much easier. Everyone was so friendly and made us feel like we were in good hands the whole time. They were super careful with all our stuff (we were still unpacking!) and got us back in our house way faster than we expected. Highly recommend these guys!"

★★★★★AC Leak
"We had an AC leak while we were out of town, as we came back we found a nice stream of water from our ceiling down to our game room. Flood Titan Restoration did a phenomenal job, did not feel intrusive at all (as I experienced once before with another company). Great communication and quality. Would use them again (hopefully never though)."

★★★★★Winter Storm
"We had a massive water leak at our home during the snowstorm a few months ago that was bad enough to force our whole family to temporarily move out. It was an incredibly stressful and emotional time, especially with young kids who didn't fully understand why we had to leave our house. What I didn't expect was for Allan, the owner, to show up personally and bring toys for my children to help brighten their mood during such a difficult situation. The team was responsive, thorough, and clearly knew what they were doing. They didn't just restore our home — they took care of our family."
How long does it take to drive from your Southlake shop to Plano, and how fast will you respond? +
Honest answer: 35-55 minutes depending on which side of Plano and the time of day. We take Hwy 114 east to the Sam Rayburn Tollway (121), then the Dallas North Tollway for west Plano or the President George Bush Turnpike for central and east Plano. A rush-hour run to east Plano is not a 25-minute trip, and we will not tell you it is. Because Plano is in our outer response ring, we hold a 90-minute on-property response goal rather than the 60-minute goal we run right around Southlake. The truck is loaded and rolling within minutes of your call, and if a fast-moving loss means a closer certified firm can genuinely beat us there, we will tell you.
My water heater is in the attic and it leaked. How bad is it? +
In the larger two-story west Plano floor plans where attic water heaters are common, an active leak can cycle hundreds of gallons through ceiling cavities before you see the first stain. The structural damage potential is significant, and mold can start in the wall and ceiling assemblies within 24-48 hours. In the older single-story east-Plano homes the tank is usually in a garage or closet, where a failure spreads across slab-level living space fast instead. Either way, shut off the water at the meter or at the tank's cold inlet, then call us. We carry attic-rated extraction equipment, high-volume dehumidifiers, and rapid slab extraction for both.
I have a slab leak. Do you handle that, or just the water damage? +
We handle the water damage side: leak detection with thermal imaging and moisture meters to pinpoint the leak path before any concrete is cut, then drying and structural restoration after the plumber's repair. If you do not already have a plumber, we work alongside several Plano-area trusted plumbers and can coordinate the repair sequence.
Does my Plano homeowners policy cover this? +
Texas HO-3 policies typically cover sudden and accidental water damage: burst pipe, water heater rupture, supply line failure, appliance overflow. They typically do not cover gradual or seepage losses, or exterior flood (which requires a separate NFIP or private flood policy). We document the cause-of-loss carefully so your adjuster has what they need to fund the right scope.
My Plano home has polybutylene (Quest) pipes. Do you handle those failures? +
Yes, and they are common in the Plano homes built between roughly 1978 and 1995. Polybutylene degrades from the inside and tends to fail at the crimped fittings, often inside a wall or above a ceiling with no warning. We handle the water damage side: locating the wet path with thermal imaging and moisture meters, drying the structure, and documenting the cause of loss for your carrier. The pipe repair or repipe itself is a plumber's job, and we can coordinate the sequence with a trusted Plano-area plumber if you do not already have one. Because these leaks often run slow and hidden, we moisture-map the full run rather than just the visible stain, so nothing stays wet behind the drywall.
Are you IICRC certified? +
Yes. Flood Titan Restoration is an IICRC Certified Firm, registration #70249559. Every job in Plano follows the IICRC S500 Standard for Professional Water Damage Restoration, including documented moisture mapping, atmospheric monitoring, and goal-moisture-content verification before we call a job dry.
Is water damage repair the same as water damage restoration? +
Yes. In the restoration industry the two terms describe the same scope of work: emergency water extraction, structural drying, dehumidification, antimicrobial treatment, and reconstruction where damage warrants it. Some homeowners search for water damage repair, others for water damage restoration. Flood Titan handles both under one IICRC S500 compliant process for Plano homes.
