Why The First 24 Hours Decide The Bill

Most of what restoration actually costs is decided in the first day. Sit on a Cat 1 clean-water loss for 48 hours and bacterial activity reclassifies it as Cat 2 (per IICRC S500 §10.5). Wait another 48, and you are looking at Cat 3, mold colonization (S520 §3.4), and a teardown instead of a dry-out. The fix is not luck. It is an extractor on-site inside the hour and a documented psychrometric drying chamber set before the homeowner goes to bed.

  • Cat 1 to Cat 2 in 48 hours. Once standing clean water sits past the 48-hour mark, IICRC S500 reclassifies the loss. Reclassification means PPE, antimicrobial pretreatment, and removal of carpet pad that could have been dried.
  • Mold colonization at 24 to 72 hours. Stachybotrys and other indoor molds need moisture, organic substrate (drywall paper, OSB), and time. Get the moisture out of the substrate fast and the colonization window closes.
